We specialise in retail, offices, restaurants, leisure, industrial, warehouse, workshops, development sites and land.
Our agency service includes an initial inspection, appraisal and recommendations, preparation of marketing particulars, erection of a marketing board, online advertising on national platforms, targeted marketing via our extensive requirements databases, conducting viewings, negotiating terms, preparation, and circulation of heads of terms, instructing solicitors, assisting with lease and pre-contract queries, and generally monitoring the matter through to completion.
In addition to placing properties on our own website, we also advertise on a number of national property advertising websites. We also distribute property particulars around a specialist clearing house system to ensure a wide distribution to around 500 London and local agents in case they have clients seeking the kind of opportunity that we are offering. We also have an extensive and growing Requirements Database which enables us to match properties with individual occupier’s or purchaser’s requirements.

We also source and acquire premises specifically for clients and have excellent contacts for design, refurbishment and project management consultants should you require assistance or ideas for altering or fitting out your premises.
Property Management
We offer a highly professional commercial and residential property management service and are regulated by the Royal Institution of Chartered Surveyors (RICS).
We comply fully and rigorously with the RICS’ rules of conduct for holding client’s money which involves regulatory checks by RICS approved assessors. We are also registered with the RICS for placing and administering buildings insurance business.
We currently have around 120 property investment properties around London and the South East under management for clients. We have a diverse and expanding client base from individuals with just one property to well established property companies with larger portfolios.
We manage all types of commercial and residential properties throughout the southern half of the Country. We subscribe to a sophisticated property management software system called Focus which we use to provide monthly or quarterly statements to clients, or their accountants as required.
Unlike many managing agents we do not consider that our role is simply to sit back and collect the rent. We pursue arrears rigorously, actively manage all properties under management including advice on new acquisitions and potential sales whilst continuously striving to maximise each asset’s potential.
With our considerable in-house skills, we are able to offer a full range of services to our Clients, including investment and development appraisal, agency, rent review and lease renewal negotiations as well as valuation advice.
We have a good and reliable selection of builders and tradesmen for dealing with necessary repairs, redecorations and general building work. We project manage small building and refurbishment works for clients.

Rent Review & Lease Renewal
Rayners Commercial are a firm of Chartered Surveyors and members of the RICS with a long track record in negotiating excellent results for both landlords and tenants at rent review and lease renewal. We appreciate how important it is for landlords to maximise returns from their property investments and for tenants to limit one of their most significant outgoings.
Due to the importance of tactics and the timing of notices for both rent reviews and lease renewals, we would strongly recommend that a Chartered Surveyor is engaged at an early stage, ideally six or nine months prior to a rent review and eighteen months prior to a lease renewal.
We act for a wide range of landlords and tenants from major PLC’s to individuals throughout London and the South East. We act for a number of property company landlords as well as some national retailers.
We handle rent reviews and lease renewals on most types of commercial premises including high street shops, out of town retail, offices, industrial, warehouse, pubs, restaurants and leisure premises.
Our market knowledge and expertise, many years experience, access to extensive comparable evidence databases and contacts combine to ensure that we achieve the very best possible outcome for our clients.
In the case of rent reviews, our service would typically include an initial inspection and measurement of the premises, consideration of the lease and any other documentation, research into relevant and recent comparable evidence, advice in relation to serving or dealing with rent review notices, general tactics, negotiations and correct documentation of the review following settlement.
There are many factors which need to be taken into account at rent review such as prevailing market conditions as at the date of the review, location, the shape and physical nature of the premises, case law and tenant’s improvements. In addition, one of the most critical factors is the wording of the lease, since there are a number of clauses which can have a significant impact upon the level of rent determined.
In the unlikely event that a negotiated rent review settlement cannot be reached, then we will advise in relation to the costs and risks associated with a referral to a third party Expert or Arbitrator. Indeed, we have an excellent track record in representing both landlords and tenants at third party and will advise throughout on tactics and how to protect our client’s costs position.
In the case of lease renewal, there were a number of changes made to the Landlord & Tenant Act 1954 on 1 June 2004 which has made it more important than ever for landlords and tenants to carefully consider the timing of their notices and interim rent applications. We will guide you through this process and provide tactical advice in relation to service of Landlord & Tenant Act notices.
Again, in the unlikely event that a negotiated agreement cannot be reached, we are experienced in acting as Expert Witness at either Court or PACT (Professional Arbitration on Court Terms) proceedings. In many cases PACT can offer a quick, efficient and cost effective solution to commercial lease renewal disputes without the need to go to Court.

We are regulated by the Royal Institution of Chartered Surveyors (RICS) and Mr C H W Richards BSc (Hons) MRICS is an RICS Registered Valuer.
We undertake valuations on most categories of commercial and mixed-use properties for the following purposes: –
